Mandarin is a single private estate, not a cluster of units. The main house, the two Private Garden Pavilions, the beachfront salas, the 18-metre infinity pool and the lawns sit together inside one fully enclosed and fenced boundary of approximately 2,200 sqm, and the garden runs straight onto the sand of Lipa Noi Beach with no road, path or public access in between. A permanent glass safety fence separates the enclosed family grounds from the open beachfront, so young children play on the lawn and by the pool inside the estate while the sea stays in view. Adult supervision remains essential around water, as it does anywhere; the fence removes the open-beach boundary, not the need for a parent.
