These are the terms on which Mandarin Beach Villa FZ Ltd, Dubai, United Arab Emirates, the business operating Mandarin Beach Villa, Lipa Noi, Koh Samui, accepts a direct booking for the exclusive use of the whole villa and estate by your registered party. They apply whether you book on this website, on the booking page, or through the villa’s booking interface inside an AI assistant. Last updated 22 October 2026.
The price
Prices are in pounds sterling and are for the whole villa per night. No tax, service charge, booking fee or per-guest charge is added at checkout. Two packages are offered: The Residence, where groceries are charged at the till receipt with no markup, and All-Inclusive, where food and chauffeured transport during the stay are included; the All-Inclusive price for your dates is shown alongside The Residence. The exact price for your dates and party is calculated by one rate engine and shown on the website, on the booking page and through the AI booking interface; it is re-checked at the moment of checkout, so an earlier quote that no longer matches is refused rather than honoured. Minimum stays vary by period and are shown with the price.
Who may stay
On direct bookings the villa accommodates up to 16 registered guests in total, including infants. Only registered guests may stay or sleep at the villa. The villa hosts one family group at a time and never takes same-day arrivals.
Payment
You can pay in full, or choose an interest-free payment plan: a 20% deposit, with the balance in 3 to 12 equal monthly payments on the 3rd of each month, the first at least 14 days away and the last at least 90 days before arrival. Payments are taken on Stripe’s secure page, which expires about 30 minutes after it is opened; the dates are not reserved until Stripe confirms the payment. Your booking is confirmed and your dates are reserved exclusively for you once we receive your booking deposit or full payment. If you choose a payment plan, the remaining balance is payable according to your agreed schedule. No security deposit is required. On an interest-free payment plan every payment is non-refundable if you cancel; a payment left unpaid 7 days after its due date ends the plan and releases the dates.
Cancellation
Cancellation by you. If you cancel your booking, payments already made are non-refundable. This applies to bookings paid in full and to deposits and instalments paid under a payment plan. A payment plan left unpaid 7 days after a due date ends and releases the dates, and the payments already made are not refunded. Cancellation by Mandarin Beach Villa. If Mandarin Beach Villa cancels because we cannot provide your booked stay, we will refund all monies you have paid to us for that booking in full. Because payments are made ahead of your stay, we recommend travel insurance that includes a Cancel For Any Reason option. If you need to discuss a change to your dates, message the reservations team on WhatsApp or email book@mandarinbeachvilla.com; changes depend on availability and the rate for the new dates.
Arrival and departure
Direct bookings are guaranteed early check-in from 9am and late checkout until 6pm at no charge. This guarantee is part of how the villa operates and does not apply to Airbnb, Vrbo, Booking.com or agency reservations.
Use of the villa
- The villa is a family home. It is not available for weddings, wedding receptions, stag or hen parties, large celebrations open to outside guests, commercial events or party-focused stays.
- Every vehicle and watercraft is owned by the villa and insured for guest use. All watercraft use is subject to weather, tide, age, licence requirements, signed waivers, adult supervision, local safety requirements and the villa team’s safety assessment and approval on the day. The Vespas are for appropriately licensed guests.
- Parents remain responsible for their children at all times. The 18-metre pool is not separately fenced; a permanent glass fence separates the grounds from the open beach, and adult supervision around the pool and the sea is essential.
- Exterior CCTV covers the external areas of the estate; there is none inside.
Guest registration and your information
Passport details of every guest are required for guest registration in Thailand and are collected in the guest portal before arrival. Dietary and health information is recorded only with your explicit consent. How all of this is handled, kept and erased is set out in the Privacy Policy, including the Guest Memory OS™ record the team builds from 29 days before check-in.
Booking through an AI assistant
When an AI assistant uses the villa’s booking interface, it reads the same live calendar and rate engine as this website and shows you the same availability and prices. Payment is never taken inside the conversation: the assistant hands you the villa’s secure Stripe page, and these terms apply to the booking in the same way. The assistant itself is provided under its own terms.
Governing law
These terms and any booking made under them are governed by the laws of the United Arab Emirates.
