What you are booking
Mandarin Beach Villa is a private, fully enclosed, absolute-beachfront family estate on Lipa Noi Beach, Koh Samui, Thailand, with approximately 2,200 sqm of tropical grounds running straight onto the sand: there is no road between the estate and the beach. Mandarin Beach Villa has six equal-standard en-suite suites (five of them ground-floor and step-free), eight bathrooms, an 18-metre beachfront infinity pool, a dedicated permanent six-person villa team led by the villa manager, and a full-time private chef who cooks breakfast, lunch and dinner. Every booking is for the whole estate: one family or group at a time, with no same-day changeovers. The two direct packages
Mandarin Beach Villa offers two direct-booking packages. Both are priced for the whole villa per night, set by date, and the price is the same for any party size within the villa’s capacity.
The Residence
The full villa, the staff, the beach and the fleet. Dining, drinks and extras are arranged as you wish during your stay, always at actual receipted supplier cost.

- No agency, no commission. You book with the owners, and the price is Mandarin Beach Villa’s own direct price from its live rate calendar, not a marketplace price with a fee built in.
- A full extra day. Direct bookings are guaranteed early check-in from 9am and late checkout until 6pm at no extra charge, because Mandarin Beach Villa never takes a same-day changeover. This does not apply to Airbnb, Vrbo, Booking.com or agency reservations.
- Interest-free payment plans. When the stay is far enough ahead, a 20% booking deposit confirms the booking and reserves the dates, and the balance is spread over 3 to 12 monthly payments. The total does not change.
- The VIP van for outings. On All-Inclusive booked direct, the villa’s chauffeured van is included for restaurant trips and island travel throughout the stay.
- One line of communication. Room allocation, nursery needs, dietary and allergy information, transfers and celebrations are captured once through the secure guest portal and prepared before you arrive.
- A held published rate. Mandarin Beach Villa does not discount its published rate; the held rate, and the villa selling out at that rate, are part of its record. The one member rate is for verified VIP members: 7.5% off the Residence accommodation total, applied on the server before payment, never on All-Inclusive or extras.
How live availability is checked
Mandarin Beach Villa keeps one calendar. When you or an AI assistant asks about dates, the villa’s server combines its own booking records, its private holds and the live Airbnb and Vrbo calendars, and applies the same rules as the website: the check-in day, the check-out day and every day between must be open, check-in must be today or later in villa time (Asia/Bangkok), and the minimum stay for those dates must be met. The answer states the time it was checked. If any calendar cannot be read, Mandarin Beach Villa reports an error rather than guessing that dates are free. Dates are not held until payment is completed, so the dates are checked again immediately before the payment page opens.
How the exact price is calculated
Mandarin Beach Villa prices the whole villa per night from one stored nightly base-rate schedule that the owners set from the villa’s Airbnb nightly base rates and hold on the villa’s own server (it is not a live connection to Airbnb), applied by one server-side calculator for every quote, booking page, checkout and payment plan. The price of each night is set by date; the Residence total for your stay is the sum of those nights, check-in night included and check-out day excluded, the same for any party size within the villa’s capacity. All-Inclusive is the Residence total plus a flat £720 per villa per night, never discounted. The total shown is the total charged: no cleaning fee, guest service fee, tax or booking fee is added at checkout, and Mandarin Beach Villa does not discount its published rate. Verified VIP members receive 7.5% off the Residence accommodation total, applied on the server before payment; it never applies to All-Inclusive or to extras. A night with no stored rate is quoted by the villa team rather than priced online. On The Residence, groceries for the chef’s cooking are paid during the stay at the actual receipted cost with 0% villa markup; alcohol and extras on either package are bought for you at cost. Those costs are set by what your family chooses, so they are stated as variable rather than guessed. A quote is valid for 15 minutes and is recalculated on the server before any payment page is created, so an out-of-date price is never charged.
How to proceed to secure checkout
- Check. On the booking page, enter your dates and guest numbers. Mandarin Beach Villa confirms live availability and shows the exact price for The Residence and All-Inclusive, with what each includes.
- Choose. Pick your package, and pay in full or choose an interest-free monthly plan where one is offered.
- Pay. Above the button, the booking page states that guest cancellations are non-refundable, that a stay we cannot provide is refunded in full, and links to the booking terms. Press Continue to secure payment: the villa re-checks the dates and the price, then opens Stripe’s secure payment page, where your card details are entered. The page is valid for about 30 minutes.
- Confirmed. The moment Stripe reports your booking deposit or full payment, Mandarin Beach Villa confirms the booking, reserves the dates exclusively for you and emails your confirmation. On a payment plan the email carries your payment schedule and the remaining balance is payable according to that schedule; your private guest portal link follows once the villa balance is paid.
Cancellation and refunds
Cancellation by you. If you cancel your booking, payments already made are non-refundable. This applies to bookings paid in full and to deposits and instalments paid under a payment plan. A plan left unpaid 7 days after a due date ends and releases the dates, and payments already made are not refunded. Cancellation by Mandarin Beach Villa. If Mandarin Beach Villa cancels because we cannot provide your booked stay, we will refund all monies you have paid to us for that booking in full. A change of dates depends on availability and the rate for the new dates. Because payment is made ahead of the stay, travel insurance with a Cancel For Any Reason option is recommended. The notice “Guest cancellations are non-refundable. If we cannot provide your booked stay and cancel it, we refund your booking payments in full.
