Why this beach was made for it
Beach sport needs three things most beaches can’t offer at once: space, flat firm sand, and calm water to cool off in. Lipa Noi has all three — a long, quiet, white-sand beach with shallow, gentle water and no crowds to share it with. A pickleball rally, a football match and a volleyball game can all run at the same time in front of the villa, and the sea is the changing room.
The bikes extend the estate inland: Lipa Noi’s lanes are flat and quiet — morning family rides to see the west coast wake up, with the villa’s chef-cooked breakfast waiting on return.

Every item in the Beach Sports Collection follows the villa’s one rule: villa-owned, included, never hired in. Are the bikes suitable for children and grandparents?
With ten brand-new mountain bikes there is a bike for every rider in a multi-generational family, and Lipa Noi’s flat, quiet lanes suit relaxed family rides. The villa team will size and set them up.
Is any of this an extra charge?
No — the Beach Sports Collection is villa-owned and included for guests, in line with the villa’s one-rate approach: chef, transfers, watersports and equipment included, groceries at receipt cost.
