What to Ask a Villa Owner Before You Book
A short, polite list of questions, sent before you pay, resolves more uncertainty than any amount of guesswork from photographs alone. None of the questions below accuses anyone of anything — a genuine, well-run villa should be able to answer all of them comfortably.
The questions
- Can you send photographs taken recently?Establishes current visual evidence directly, without relying on inference from the listing.
- Can you provide a live video walkthrough?A short video call covering the rooms that matter to you is harder to stage misleadingly than a handful of selected photographs.
- When was the villa last materially renovated?Establishes a timeline for the property independent of the photograph set’s age.
- Are all listing photographs current?A direct, simple question. A confident, specific answer is a good sign; a vague one is worth following up.
- Which amenities shown are currently available?Equipment, facilities and seasonal features can change or be temporarily out of service between listing updates.
- Are any bedrooms materially different from the listing photos?Bedroom configuration and furnishing are frequently the first thing to change and the last thing to be re-photographed.
- Are there extra fees not shown in the headline price?Cleaning fees, staff gratuities, resort or utility surcharges and security deposits should be confirmed in writing before booking.
- Can you provide verified-stay review links?Reviews tied to a confirmed platform booking are an independent source of evidence the property does not fully control.
- Is the villa managed directly or through an agency?Clarifies who is actually answering your questions and who is accountable for the stay.
- What happens if a shown amenity is unavailable during my stay?Establishes the property’s remedy or compensation policy in advance, rather than discovering it on arrival.
Keeping the tone right
These questions work best asked plainly and politely, as ordinary due diligence rather than an accusation. Most villa owners and agencies answer them without hesitation, because the honest answer to nearly all of them protects the property as much as the guest. A reluctant or evasive response to a simple, reasonable question is more informative than any single answer would have been.
