Complete facilities, equipment and services
1. Private beachfront estate
Exclusive use of an approximately 2,200 m² enclosed estate on Lipa Noi Beach, Koh Samui, with approximately 785 m² under roof. Traditional Thai pavilion architecture, comprehensively refurbished during 2025–2026, with upgraded interiors and infrastructure. Direct access from the gardens to the sand, with no road to cross. The estate is private; Lipa Noi Beach is public.
2. Capacity and bedroom layout
Six equal-standard en-suite suites accommodate up to 16 registered guests, including a maximum of 12 adults. Children and infants count towards the total. Five suites—Bedrooms 1, 2, 3, 4 and 6—are ground-floor and step-free. Bedroom 5 is upstairs, reached by internal stairs. There are eight bathrooms across the estate.

4. Bedroom comfort
Simmons Beautyrest mattresses, Egyptian cotton bed linen, blackout curtains, sound insulation, quiet air-conditioning and rooms cooled before arrival. Each suite has a Samsung smart television, its own Sonos audio zone, bedside charging, a safe and en-suite bathroom amenities. Three en-suite bathrooms have freestanding baths.
5. Beachfront swimming pool
A private 20-metre saltwater infinity pool with shallow entry, built-in submerged sun loungers, a swim-up bar and Sonos sound around the pool. The pool measures 20 metres by 6 metres. A shallow entry just 30 centimetres deep gives babies and toddlers a place to paddle under adult supervision; the main body of the pool is 1.5 metres deep and the deep end reaches 1.8 metres. Poolside furniture, sun loungers, pool toys and an outdoor shower support days beside the water.
6. Beachfront enclosure and water-safety equipment
The estate has perimeter enclosure, controlled access and a permanent glass fence between the grounds and the open beachfront. Water-safety equipment includes 12 adult/children’s life jackets and 12 pool safety floaters, with children’s swim vests and armbands available.
The beachfront fence does not enclose the swimming pool separately. Children require adult supervision around both the pool and sea.
7. Fully integrated Sonos sound system
Estate-wide integrated Sonos sound covering every bedroom, the living room, kitchen, massage sala, beach sala and swimming pool area. Individual bedroom audio zones complement the shared entertainment areas.
8. Indoor entertainment
PlayStation 5, Xbox Series X and Nintendo Switch; an 84-inch television with Netflix, Disney+, Apple TV and Prime Video, plus Chromecast and Fire TV; pool table, books, board games and guitars. Every bedroom also has its own smart television.
9. Outdoor cinema and games
Outdoor 4K cinema in the sala with a 180 cm screen, table tennis, beach volleyball, beach pickleball, football goals, beach cricket equipment, pétanque, Swingball and hoverboards. Ten villa-owned mountain bikes and children’s bikes provide additional activities on land.
10. Villa-owned water-sports fleet
Two 2024 Sea-Doo FishPro Trophy jet skis, a Hobie Cat sailing catamaran, a 24-foot leisure and fishing boat, six kayaks, two stand-up paddleboards, six bodyboards, six snorkelling sets and six wetsuits.
The boat and non-motorised craft operate from the villa beachfront. The two Sea-Doos are kept, maintained and launched through nearby Lipa Noi Marina.
12. Villa-owned vehicles and airport transfers
Complimentary arrival and departure airport transfers in the villa’s own VIP vehicle with its staff chauffeur. A villa-owned, fully insured Toyota SUV is included for self-drive use throughout the stay.
Three Italian limited-edition Justin Bieber Vespas are included, with helmets, for appropriately licensed guests. Vehicle use remains subject to applicable driving, insurance and safety requirements.
The chauffeured VIP van for restaurant trips and outings is included on direct All-Inclusive bookings, subject to driver scheduling. On other reservations, journeys beyond the complimentary airport transfers are charged per trip.
13. Three luxury kitchens and drinks facilities
Two luxury kitchens downstairs and one luxury kitchen upstairs. Three ice-making machines, three coffee machines using beans and one coffee-pod machine. Two bar fridges: one indoors and one outdoors.
14. Dining settings
Fully arranged beach dining, sala dining and indoor dining, with meals also served on the pool sundeck. The private chef and villa team prepare, set up and serve meals in the chosen setting.
15. Private chef and personalised meals
A full-time private chef is included with every stay, preparing breakfast, lunch and dinner. Dining preferences, children’s meals, preferred meal times, dietary requirements and allergy information are discussed before arrival and communicated to the chef.
Continental breakfast is complimentary every morning on both packages. On The Residence, other food and drinks are purchased at actual receipted cost, with 0% villa markup and no grocery handling fee. All-Inclusive includes all meals and the specified non-alcoholic drinks.
16. Personal bartender service
Personal bartender service for cocktails, beers, spirits and other drinks beside the pool or on the beachfront. This service is provided within the permanent villa team. Food and beverages follow the selected package’s terms; alcohol is charged at receipted cost on both packages.
17. Permanent villa team
A dedicated six-person full-time team led by villa manager Jaja, including the private chef, housekeeping, concierge and driver. The team provides daily housekeeping, dining service, estate preparation and guest support. Bartender duties are performed within this team.
18. Laundry facilities and included service
Four washing machines and two dryers. Guest washing and ironing service is included in the stay price, alongside daily housekeeping.
19. Tropical gardens
An orchid garden, banana trees, mature palms, other fruit trees and tropical planting throughout the enclosed estate, with garden spaces for relaxing, playing and dining.
20. Natural water source and rainwater storage
The estate has its own natural water source and rainwater storage tanks with a confirmed combined capacity of 100,000 litres.
21. Internet and Ubiquiti Wi-Fi
475 Mbps fibre internet with Ubiquiti Wi-Fi covering every bedroom, the kitchen, living room, beach sala, swimming pool and beach areas. A dedicated workspace and network redundancy support connectivity across the estate.
22. Backup power
The estate’s own standby generator provides backup power.
23. Fire, medical and estate preparedness
Working smoke alarms throughout the property, including every bedroom; fire extinguishers in every room; a villa-owned AED physically on site; and team members trained in first aid and AED use. Exterior CCTV, controlled access and coordination with nearby international hospitals and emergency services form part of the estate’s preparedness.
24. Wellness and Nikki Beach membership
Villa-held Nikki Beach Koh Samui membership for up to eight guests per day. Membership benefits cover gym and pool access, yoga/Pilates, Muay Thai, ice-bath sessions, Thai massage, art workshops, BBQ experiences and beach-club visits without minimum spend.
These are nearby partner facilities, reserved through the villa team and subject to membership terms and availability. In-villa massage, yoga and facials can also be arranged.
25. Celebrations and special occasions
Birthday parties, honeymoon arrangements, vow renewals and landmark occasions are personalised and arranged with the villa team 29 days before arrival. These are private celebrations for the family or group staying at the estate.
26. Personalised preparation before arrival
Mandarin’s pre-arrival system coordinates room allocation, nursery equipment where needed, car seats, flight details, airport transfers, groceries, food preferences, dietary requirements, allergies, routines and activities.
The permanent villa team prepares rooms, equipment, transport and the first grocery shop before check-in.
27. The Mandarin Standard
No same-day guest changeovers. A dedicated preparation day provides approximately 48 staff-hours before each arrival. A 120-point digital readiness system is supported by three internal checks: staff sign-off, Jaja’s final inspection and owner oversight.
28. The Residence package
Includes exclusive use of the estate, the permanent villa team, private chef service, daily continental breakfast, housekeeping, washing and ironing service, return airport transfers, the self-drive Toyota SUV, the three Vespas, nursery equipment and the villa-owned entertainment and activity fleet.
Other food and drinks are charged at actual receipted cost with no villa markup or grocery handling fee. Additional chauffeured outings, vehicle/watercraft fuel and applicable outside services are charged separately.
29. All-Inclusive package
Includes everything in The Residence, plus breakfast, lunch and dinner with food included; unlimited soft drinks, juices, tea and coffee; Samui airport arrival fast-track; departure lounge access; fuel for included villa vehicles and watercraft; a one-hour spa massage for every adult; and a private beachfront fire-show evening.
Direct All-Inclusive bookings also include the chauffeured VIP van for restaurant trips and outings, subject to driver scheduling. Alcohol remains charged at receipted cost. Licences, outside excursions and services beyond the stated inclusions are separate where applicable.
30. Direct-booking benefits
Guaranteed check-in from 9 am and checkout until 6 pm, local villa time, at no additional charge for direct bookings. Eligible advance bookings can use interest-free payment plans of 3–12 months.
Published direct accommodation totals have no added cleaning fee, service fee, tax or booking fee. Package extras and separately arranged services follow the terms described above.
31. Children sleeping with parents
Six professional roll-out beds are available for young children in Bedrooms 1, 2 and 5, allowing children to sleep in their parents’ room. Professional cots and baby-monitoring equipment can be prepared in all six bedrooms. Sleeping arrangements are organised before arrival. Roll-out beds and cots remain within the 16-guest limit.
32. Separate nanny or personal-staff accommodation
A separate bedroom with a toilet is available within the estate, on request and at no additional charge, for an accompanying nanny or personal assistant. This preserves all six guest suites for the family. It is staff accommodation and does not increase the villa’s guest capacity.
33. Baby and toddler equipment
Villa-owned nursery equipment includes six cots, six cribs, six toddler beds, six high chairs, six playpens, six ISOFIX car seats, four prams/strollers, baby baths, baby monitors, toddler dining equipment and child gates where required. Bottle preparation equipment includes two six-bottle sterilisers with 12 bottles.
Requested equipment is included without equipment-hire charges and prepared before arrival.
34. Children’s play equipment
Indoor and outdoor children’s playpens, indoor and outdoor tents, an indoor children’s playroom, toys, books, board games, children’s bikes, beach toys and sandcastle equipment. The nursery inventory contains six playpens in total.
35. Childcare arrangements
Registered childminders and police-vetted childcare support can be arranged on request, subject to availability and confirmation of arrangements and rates. The permanent villa team provides hospitality; childcare and babysitting require a separate arrangement.
