Direct beachfront living on Lipa Noi
The garden meets Lipa Noi’s sand, with the sea beyond and the private pool beside the beachfront. You can spend the morning by the water, have lunch at the villa and return to the pool without organising a journey between them.
The west-facing setting makes the beachfront sala and gardens natural places to gather towards sunset. Lipa Noi offers a quieter base for a holiday, while the included SUV gives appropriately licensed guests a practical way to explore other parts of Koh Samui.
Thai architecture, contemporary comfort and six proper suites
Mandarin’s pavilions and mature tropical gardens retain the atmosphere of a Thai beachfront home. Contemporary bedrooms, bathrooms and living spaces sit within that setting, following the main refurbishment in 2025 and further improvements in 2026. Indoor lounges, open-air dining and shaded outdoor areas give your party places to gather and places to relax separately.

Each of the six suites has its own bathroom. Two occupy private garden pavilions within the estate; another is the Family King Bunk Suite. All six are maintained to the same accommodation standard, with different layouts and bed arrangements to suit different guests. All six suites remain available to your registered party when you book the estate, including smaller parties.
Five suites are on the ground floor. For a guest with a particular mobility requirement, the team can discuss the intended room and route before booking; formal wheelchair accessibility is not claimed.
Your private chef is included throughout the stay. Breakfast, lunch, dinner and children’s meals can be planned with the team around your preferences and the day’s activities. Share dietary requirements and allergies before arrival so the chef can discuss what is needed and prepare appropriately.

We were a large and complicated party arriving at the Mandarin Villa from the UK, Australia and Singapore comprising 9 adults and 5 travel weary children under 5 yrs. Our various greetings could not have been warmer or more welcoming. The villa accommodated us easily in the utmost comfort and the staff did everything to make our stay perfect. The rooms were kept spotless and always very comfortable, the pool was a delight and the beach was quiet, beautifully groomed and great fun. Meals for the day were planned out with Jaja every morning and were served on time and with a smile by her and her staff. The quality of the chef's cooking was very high indeed. I'd thoroughly recommend it for a wonderful stress free holiday.

We had the most incredible stay at this beautiful villa in Lipa Noi. Flora, our host, was absolutely outstanding. So warm, helpful and incredibly responsive from the moment we booked. She was always on hand with recommendations and advice and genuinely couldn’t have made us feel more at home. The staff were amazing too. Friendly, attentive, helpful and always keeping the villa clean. The chef’s food was delicious, honestly some of the best Thai food we had during our entire trip! Having delicious meals prepared at the villa and only paying for the ingredients was also incredibly cost-effective. The villa itself was breathtaking, with beautiful spaces, an amazing pool and wonderful outdoor areas. The beach was, without a doubt, the best in Koh Samui, with gorgeous white sand and spectacular sunsets. This was a very special family holiday celebrating my 50th birthday, and I could not have wished for anything more. It genuinely felt like home and we are already missing the villa
